Title Insurance - It is in your best interest to purchase an Owner's
Title Insurance policy, to make certain that the title to the property
is being property conveyed to you and the title is free and clear of
liens and encumbrances.

Attorneys - Legal advice should be obtained before signing the contract.
After you have signed the contract may be too late.
3.
Realtors - Working with the right realtor can make the process of selecting
a new home easier and faster. You will want to know whom the broker
represents, whether it be you, the seller or both of you ("dual agency").
4.
Survey - To confirm that you are purchasing the land and/or building(s)
that you think you are buying, you will want to have the property surveyed.
5.
Lender - You will want to make this choice carefully. A great deal of
research can be put into this part of the process, and ask people that
you know for recommendations. Costs and services provided by each Lender
can vary.
6.
Inspections - You should hire a licensed building inspector or inspection
company and have a comprehensive inspection done on your new home.
7.
Termite Inspection/Roof Inspection - These are two optional inspections
that you might want to consider if you are not having a comprehensive
inspection done.
8.
Flooding - You will want to determine whether the property you wish
to purchase is located in a flood zone and/or prone to frequent flooding
prior to signing a contract.
9.
Homeowner's Insurance - It's always a good idea to check on this detail
prior to signing the contract. You will want to check for insurability,
as well as an estimated yearly premium.
10.
Homeowner Association or Condominium Association - You will want to
obtain as much information about rules, regulations, and yearly fees
of any homeowners association that your new home might be subject to.
11.
Modifications to Your Home - Rules and regulations of homeowners associations,
as well as local ordinances and boards, may come into play when wanting
to make changes to the home that you are purchasing. Be sure to research
this thoroughly prior to signing the contract.
12.
Closing Costs - Have Old Crawford Land Title Agency, your realtor, attorney
and/or the lender give you an estimate of all closing costs related
to the transaction that you will be responsible for.
